We experiencing more of a normal market now. Those who are qualified to buy are still able to obtain some great deals, but they are harder to find. With increased inventories to choose from, buyers are able to be discriminating in their choices, so it is very important for sellers to price right. Interest rates still remain low, making it a good time to buy.
The key to getting an accepted offer is to be prepared when the right property becomes available. If you plan to finance a property, obtain a preapproval letter in advance from your lender. If you plan to pay cash for your purchase, have proof of cash funds available, or a letter from your bank indicating that you have sufficient funds for a purchase. We've experienced many multiple offer situations when properties have been priced right, so being prepared in advance is critical if you want to be the offer selected.

The year to date ending July 31, 2014 average price for a home on Maui is $952,120 which is up 19% from a year ago for the same time period ending July 31, 2013 according to the Realtor Association of Maui statistics.
Vacationers who travel here year after year may find it wise to put their investment dollar into a Maui vacation rental condominium. You will have a place to enjoy while you are here and then an income producing rental property to help defray the costs when you are not here.
